As a newly introduced oceanfront villa, a limited number of introductory rates are available as we begin welcoming our first guests.

All rates are nightly and vary based on availability, length of stay, and specific dates.

Peak Season

January 6 – April 15

Anguilla's most sought-after time of year, offering exceptional weather, calm waters, and effortless island energy.

$1,295 – $1,475 per night

Holiday Season

Peak Season

December 15 – January 5

The most exclusive time of year on the island, with premium rates, extended minimum stays, and advance reservations strongly recommended.

Pre-Season

November 1 – December 14

A quieter, refined season on the island as it transitions into the holidays — offering beautiful weather with a more relaxed pace.

Introductory Season

Limited Availability

A limited number of introductory rates are available as Villa Bénie begins welcoming its first guests — offering a rare opportunity to experience the property at preferred pricing.

Villa Bénie is typically reserved for private use during this period. Select dates may be available upon request.

Requirements

Minimum Stay

  • Peak Season 6–7 nights
  • Holiday Season 7–10 nights
  • Introductory Season Flexible — 4–5 nights based on availability

  • $400 cleaning fee per stay
  • Mid-stay refresh included for stays of 7 nights or more
  • Rates are subject to change as Villa Bénie's first season progresses

Booking Terms

Cancellation Policy

Short-Term Stays (under 28 nights)

  • Free cancellation within 24 hours of booking
  • Full refund for cancellations made more than 30 days before check-in
  • Partial refund for cancellations made 7–30 days before check-in
  • No refund for cancellations made within 7 days of check-in

Long-Term Stays (28 nights or more)

  • Free cancellation within 48 hours of booking, provided the reservation is made at least 28 days before check-in
  • After this period, the first 30 days of the stay are non-refundable

House Rules

Stay Guidelines

  • Registered guests only. No unapproved visitors.
  • Primary renter must be 25+.
  • Maximum occupancy is 10 guests. The daybed and sofa bed are not included in standard occupancy and may not be used without prior approval. Any additional guests must be approved in advance and will incur additional fees.
  • No children under 12 due to the oceanfront setting.
  • No pets allowed.
  • No smoking, vaping, or e-cigarettes anywhere on the property.
  • No parties, events, or loud gatherings at any time.
  • Please respect neighbors and quiet hours (11 PM–7 AM).
  • Oceanfront property — please use caution at all times; no lifeguard on duty.
  • Swimming, dock access, water equipment, and recreational items are for use at the villa only and are used at guests' own risk.
  • Please respect local wildlife and do not disturb animals in or out of the water.
  • The villa is on a septic system — please flush toilet paper only.
  • Please avoid leaving food out or in bedrooms, as the tropical climate can quickly attract small ants.
  • Rinse off sand before entering the home.
  • Keep doors and windows closed while the air conditioning is running.
  • Please place all trash in the designated outdoor bins.
  • Do not move indoor furniture outdoors.
  • Report any damages promptly. If anything needs attention, please contact us or our property manager. Do not enter neighboring properties or attempt to resolve concerns on your own.
  • Smoke detectors, carbon monoxide detector, exterior cameras, and motion lighting are installed for guest safety — please do not tamper with or disable them.
  • Late check-out or early check-in must be approved in advance.
  • Please leave keys and gate access clicker in the designated location upon checkout.
  • This is our home — please enjoy your stay and treat it with care and respect. Any broken, damaged, or missing items will result in additional charges.
